Deposit

A 50% deposit is required upon booking to reserve the dates – this can be paid online via credit card or alternatively payment by direct bank transfer.   You may cancel your booking up to 7 days prior to your booking date however a non- refundable fee of $100 p/n will be charged on each villa booked.   The balance must be paid at least one week before arrival and once paid is non refundable unless otherwise agreed by management. 

Smoking

Smoking is not permitted within the accommodation, but you may smoke in designated outdoor areas such as the deck or on the driveway. Please be aware that as this is a partial bush block, you must not discard cigarette butts into the garden areas or forest as it may cause fire.

Pet Friendly Accommodation

Dogs are permitted in all 3 of the houses on the property.  Because of cleaning issues and the native wildlife here we have strict conditions for any bookings with dogs which are below. 

You are very welcome to bring your dog. We have a separate charge of $25 per night ($80 minimum) per dog that must be paid in cash on arrival. We also have a $100 damage deposit which must also be paid in cash on arrival.

Dogs must not be left alone in the house while you are out. If you want to go out without your dog we will provide a pet sitting service for $20 per hour to ensure there is no damage to the furnishings while you are out. If you have a crate that the dog/s can stay in while you are out that is fine.

All dog mess must be picked up and bagged by the owners.

No dogs to be allowed on soft furnishings. You MUST bring bedspreads so that no dog hair gets on the bed linens. For each bed that has excessive dog hair you will lose $50 of your deposit.

Any damages or excess cleaning caused by the dog including chewing, urination or other mess will be charged at replacement cost. 

Pets must be kept inside at night on a bed supplied by yourself.
 
If all rules regarding dogs have been adhered to we will refund your $100 deposit on departure.

Breakages

Any damage or breakages of what is provided in the property must be reported to us and will need to be replaced like for like and we reserve the right to charge you for the full cost of replacement or repairs.   Small items like cups or glasses may be waived but we will appreciate being informed so that we can replace them from stock.

No responsibility can nor will be taken for any loss or damage of your personal property while staying here.

Occupancy levels

The lodges are meant to accommodate no more than the agreed number of adults and children specified in your reservation. Any additional people must be registered and paid for ($50 p.p per night) not exceeding the maximum number allowed for each property.

We do not mind extra family members/friends arriving to share meals or visit with you whilst here, but they are not permitted to stay overnight and you are not permitted to host parties/functions in the properties without prior permission from us.

Noise and privacy

All the properties have a good amount of space around them and are quite private, so there is plenty of room for children to play and music should not carry too far and be a nuisance.  We request that you respect other guests privacy by not allowing children to roam around the other property’s lawns and that noise is kept within reasonable levels as people come here to rest and relax.

Use of property

The Haven at Berry is designed for relaxing stays. It is suitable for couples, groups of friends and families and for wedding party accommodation, and of course we want you to enjoy your stay, but we do not allow loud parties nor any large functions to be hosted here within the properties without prior permission. If you wish to organise a function at the Haven please contact us for terms and rates.

We do not allow you to use our bath towels as beach/ swim towels.  If you do not have your own we may be able to provide some for you upon request.

Guests responsibility

Your co-operation in switching off all appliances, lights and heating before leaving would be very much appreciated. We are trying to run the Haven on green principles and avoid unnecessary wastage of resources so please also recycle in the bins provided.

You are responsible for leaving the property and it’s furnishings in a reasonable condition, and for reporting any loss or damages to the management.

It is not permitted to remove items from the property. If this occurs accidentally they must be returned or paid for at replacement cost.

Bush safety

We ask that you respect the native wildlife in the bush/garden areas and any farm animals that may be in the paddocks during your stay and do not allow children to chase or harass them.
Please close all gates which you find closed behind you if you walk in the wooded areas, which you are welcome to do.

You may take picnics down onto the paddocks or creek area but please clear up and remove any rubbish when you leave. Wildlife can be harmed by ingesting plastics and some human foods are toxic to them so please take care not to discard even food items.

Be aware that at certain seasons there may be poisonous snakes or spiders in the bush areas and long grass. We keep the paddocks low and there are clear tracks through the bush but please take reasonable caution when walking in any such areas.
Sensible closed footwear is recommended.

It is not permitted to light fires or use portable or tin tray barbecues anywhere on the property due to fire hazard. Each property has a deck barbecue for your use.

In safe seasons we may permit a small bonfire in specified areas, but only with prior permission and safety checking by the management.

In case of fire/bush fire.


Bush fires are not common here due to the amount of rainfall even in high summer, but care must still be taken in bush areas not to accidentally cause fire. There are fire hoses at each cabin on the outside wall which can be used in dire emergency and also extinguishers and fire blankets in each property located either in the kitchen cupboards or in the hall cupboard for small household fires.

If you have caused a small fire in your property please use the fire fighting equipment provided and report as soon as possible to management. If the fire cannot be put out, close doors and windows to contain the fire and evacuate immediately.

In the case of a larger fire or bush fire, please evacuate your accommodation as quickly as possible and assemble at the top of the drive opposite the manager’s house where you will be given directions to the nearest safe place to go. Berry Showground and Oval is the usual point locally.

Cleaning and damage to linens/furnishings

Please leave the accommodation in a clean and tidy condition.

A $100 additional fee will be charged if excessive cleaning is required after your stay.

Any excessive staining of linens, towels or furnishings that cannot be cleaned to a perfect condition by us will have to be paid for at current replacement costs.

It is not permitted to use or apply hair dyes, bleach, spray tan, henna or other known staining products in the property.

On long stays we will apply a bond to be paid before arrival against damages during your stay. It will be refundable once we have assessed the property for any damage.

Accommodation changes

Both Haven Hideaway and Haven Retreat are virtually identical in standard and appointments. While every effort will be made to give guests their first choice of accommodation, The Haven reserves the right to move a booking to the alternate property if necessary.

Check in/check out

Check in is at 2pm, check out is by 11 am.
If you need to vary this for attending a wedding etc, please let us know in advance and we will try to accommodate you. If you wish to stay an extra night please ask management the night before as this may be possible if no other bookings conflict.

Please ensure that you have paid all monies owing and returned the keys to your lodge before leaving.

Drop off- pick up service


We may be able to offer a drop off and pick up service if you wish to dine out in Berry or locally or need to attend a local function and do not wish to drive. We are happy to do this if we are available at the time for a small fee to cover our costs and time.
